5 Best Serviced Offices in Singapore That’ll Help You Skip the Setup and Get Straight to Work

Pricing: We looked for providers with transparent pricing structures, including clear monthly rates and detailed breakdowns for services like internet, meeting room access, mail handling, and utilities. Flexible lease terms and competitive rates were also key factors. Office Quality: We evaluated the overall condition and design of the office spaces. Providers offering modern interiors, ergonomic furnishings, natural lighting, and clean communal areas were ranked higher. Facilities & Amenities: We considered the availability and quality of amenities such as high-speed internet, printing services, pantry areas, meeting rooms, lounge spaces, and 24/7 access. Additional perks, like in-house cafes or wellness rooms, were a bonus. Business Support Services: We gave extra points to providers offering administrative support, mail handling, call answering, company incorporation, and IT services. These value-added offerings help businesses stay efficient without hiring additional staff.

Back when I interned at a small startup, we didn’t have a proper office. Meetings happened in random coffee shops, study hubs—anywhere with decent WiFi and not-too-loud background noise.

But once things started picking up (more clients, more projects, more everything), the founders finally had enough budget to get an actual space.

Not a full-on HQ, but something that looked professional enough for client meetings and still didn’t burn through their funds.

That’s when I was tasked to look into serviced offices around Singapore. We were eyeing busy areas for the foot traffic and accessibility.

After hopping between locations and comparing amenities, we found a spot that really worked for us.

It’s been a while since that chapter, but since then, I’ve helped a few friends with the same search. Now, I’ve rounded up some of the best serviced offices in Singapore that might just be what you’re looking for.

Found right above Clarke Quay MRT, The Central was one of the first places I seriously considered during our office hunt—and for good reason.

It offers unbeatable access to the Central Business District, and you’re just steps away from the river, malls, and spots to unwind after work.

The office units are notably bright and spacious, thanks to the 4.5m floor-to-floor height, with many providing stunning views of Fort Canning or the Clarke Quay skyline.

Other than its prime location and impressive interiors, The Central gives us a comprehensive suite of amenities tailored for modern businesses.

Each unit comes equipped with a built-in pantry and washroom, and other features like recreational facilities like a lap pool and gym, catering to both work and wellness needs.

However, from conversations with fellow business owners, I found out how the services are quite limited—just basic reception support and possibly some limited IT help.

Pros

  • Good location
  • Bright and spacious units
  • Stunning views
  • Recreational facilities

Cons

  • Services are limited

Most units at T2 come with a gorgeous view of the vibrant Clarke Quay.

Just above Clarke Quay MRT , with access to facilities such as Sky Garden, Lap Pool, Gym & Steam Room, most units at T2 comes with a gorgeous view of the vibrant Clarke quay or the canopy view of Fort Canning. Love the convenience and at this moment, we can see the office floors and car park being refreshed with on-going paint work.

Office cubicles that accentuate the flow of communication.

Modern,  clean and spacious with WiFi and equipped personal open space. Office cubicles that accentuate the flow of communication and facilitate a friendly environment.   Indeed, a good place to work.

City Serviced Offices at South Beach Tower came highly recommended. I kept hearing about the panoramic views and how responsive the staff were, so I had to check it out myself.

The space definitely didn’t disappoint. You’ll find Grade A office spaces with that polished, professional look that makes a great impression during client visits. They even offer flexible setups: private offices, virtual offices, and meeting rooms by the hour.

Plus, if you’re in need of admin help or even translation support, it’s already covered by the company.

I also personally liked how upfront they were about pricing—no hidden charges, just clear terms. We were almost sold by that point.

The only catch was that the larger units tend to go fast, so unless you’re quick, you might end up with one of the smaller spaces.

Pros

  • Grade A offices
  • Flexible setups
  • Various services available
  • Transparent pricing
  • Responsive and helpful staff

Cons

  • Limited availability for bigger spaces

The offices and common areas are kept clean and tidy at all times.

The customer service team at South Beach Tower consists of some of the most helpful and friendliest people I’ve ever come across. The offices and common areas are kept cleaned and tidy at all times, the view at the reception is spectacular, always guarantee a “wow” reaction from my visitors/overseas guests.

Service staff are amazing, prompt response to queries, repairs.

Nice , clean and proper office environment with a view. Superb location – well linked and sheltered to malls/mrt. Service staff is amazing. Prompt response to queries, repairs. We also like the pantry that is always well stocked with hot/cold beverages and good selection of snacks. If there are a few more tea options that would be excellent 😉 Not to mention the coffee machines that are serving us well!

Compass Offices is known to provide a cozy yet professional environment ideal for startups and small teams.

Their location in Raffles Place means you’re steps away from a wide range of dining and entertainment options, making it a convenient pick for businesses.

Inside, the space is warm and welcoming—I absolutely adore their plush sofas, soft lighting, and breakout zones. You even get a clear view of the city lights through the large windows after dark.

Most importantly, they offer flexible setups, from one-desk rooms to full suites for entire teams. There’s also meeting room access, virtual office services, visa assistance, and IT support.

I even went to chat with the receptionist, who always seemed to make guests feel at ease.

That said, with only two floors available, the number of units is limited, so availability can be tight.

Pros

  • Cozy and professional environment
  • Prime location
  • Nice interiors
  • Flexible setups
  • Friendly and welcoming front desk

Cons

  • Limited unit availability

Very comfortable setup with lots of sofas, pillows, as well as semi-private spaces for discussions.

Beautiful office spaces for a wide variety of start-ups, scale-ups and growth stage companies. Very comfortable setup with lots of sofas, pillows, as well as semi-private spaces for discussions. Lots of options of office spaces from a one desk room to a big room for entire team. Very conveniently located next to Raffles Place MRT, near to many other service providers offices.

All the staff there have good personalities.

Nice clean environment and all staff there have a good personality. It’s easy to find food but only on weekdays, not weekends need to take turns deciding which shop should be open on weekends. I love the coffee and curry puff at the kopi shop.

There’s a certain charm to JustCo at UIC Building that’s hard to pin down until you’ve worked there.

Maybe it’s the sea view or the monthly “Wholesome Wednesday” treats (apparently the churros were a hit). But beyond the perks, this place delivers on the essentials.

I saw that the layout is clean, modern, and well-lit, with a mix of hot desks, private offices, and enterprise suites to match whatever stage your team’s in.

The meeting rooms are also fully equipped, the security runs 24/7, and yes—there’s even a shower room if you’re powering through long hours.

Not to be outdone by the space itself, the community is quite impressive. They’re approachable, efficient, and feel more like extra teammates than front-desk staff.

Most tenants even mention that they’re great value for money, with solid support and well-maintained facilities.

That said, network issues do crop up from time to time.

Pros

  • Clean, modern, and well-lit layout
  • Various amenities and facilities
  • Impressive community team
  • Good value for money

Cons

  • Occasional network issues reported

The space is a great mix of professionalism and innovation.

We have been having our office at JustCo for more than 3 years now, as there simply is no office with a better sea view! The space is a great mix of professionalism and innovation, which we have used to receive both big corporate clients as well as start-ups. The JustCo staff is a perfect extension to the office as they know when a professional approach is required and when to brighten up your day with some fun and jokes! I don’t see us leaving any time soon as JustCo is also allowing us to grow and is able to offer different office suites, matching our requirements at that time. Which really makes me think there is no better place to work in Singapore!!

Jorn Van Der Bruggen, Google Review

The facilities and equipment are all well-maintained and hygienic.

Justco provides a comfortable working environment situated in a convenient location. The facilities and equipment are all well-maintained and hygienic. The staff are friendly and great at accommodating to our needs. One point of criticis, however, is that every now and again network problems arise that can be a detriment to completing work. Aside from that, Justco should prove to be a satisfying workspace for most tenants.

If you’re after that top-floor energy with skyline views and polished professionalism, Servcorp is hard to beat.

It’s right in the thick of Singapore’s financial district, a quick walk to Marina Bay Sands and surrounded by major banks, luxury hotels, and retail services. The location alone gives your business serious credibility.

The offices are fully furnished, sound-rated, and IT-equipped—ready for teams of 1 to 20+. You’ll also get receptionist and secretarial support, coworking lounges, and flexible contracts that don’t lock you in too long.

The team here really shines, too. I’ve been told how efficient, friendly, and helpful they are, with many crediting them for improving their day-to-day productivity.

For the level of service, location, and amenities you’re getting, it’s also one of the better-value options in the area.

I’d say the only drawback is that the building’s a bit older compared to newer developments.

Pros

  • Prime location
  • Fully furnished
  • Suitable for large teams
  • Offers various services, amenities, and facilities
  • Flexible lease terms
  • Friendly and efficient staff
  • Great value

Cons

  • Older building

Excellent views of the Marina,  diverse community, and a friendly ServCorp team to interact with.

Our company has been with ServCorp for more than 6 months, and thanks to the supportive staff and conducive environment to start our businesses. Location is great, excellent views of the Marina,  diverse community, and a friendly ServCorp team to interact with. Very ideal for new company start-ups and foreign companies to launch in Singapore.
